Developers have found a use for an empty plot of land at Audubon Drive and Nees Avenue: luxury apartments.

The plan’s architect says in the project application to the city of Fresno that 63 one- and two-bedroom units can fit on 2.62 acres. The project will be an expansion of the Audubon Court Apartments adjacent to the land.

President of Fresno Supreme, Inc. Blake Hoffman said they hope to have the project finished by spring to summer of 2026.

The Fresno City Council will vote Thursday whether to vacate an easement to Fresno Supreme, Inc., the developer.

Pool, Underground Parking for Apartment Expansion

Apartments will go up three stories and be a little larger than the typical rental, Hoffman said.

While right next to Audubon Court, they’re updated the architecture, he said.

“It’s actually something a little bit more contemporary, more urban looking,” Hoffman said. “Something a little fresher.”

Architect Robert Davidson of RL Davidson, Inc. described the project as a luxury apartment complex. Across two buildings, 38 of the units will be one bedroom, 23 will be two-bedroom units, and two others will be studios.

The development will have a pool, with lanai and barbecue space. A portion of the parking will be underground.

Expanding the apartment complex will require new curbs, gutters, and sidewalks. A site plan shows an easement along Nees Avenue.

Being an extension of the existing project, the city can expedite many studies. They don’t expect the additional units to add much traffic demand.

As an infill project, many impact studies don’t need to be done, especially traffic, noise, and air quality.

They’ll start looking at rents when the project gets closer to being finished, Hoffman said.
