Fashion Fair Mall will begin a sweeping, multi-year renovation in late spring 2026, a project aimed at transforming the mid-city retail anchor with a revitalized Outdoor Village, upgraded entrances, and center-wide improvements, the mall announced Friday.
The project, part of a broader reinvestment strategy by owner Macerich, includes new landscaping, modern seating areas, enhanced lighting, updated flooring and remodeled restrooms.
The reimagined Outdoor Village is designed to elevate the guest experience and strengthen Fashion Fair’s role as a central gathering place for shopping, dining and family activities, the mall explained.

“This renovation is more than a facelift for the shopping center. It’s a reflection of our ongoing commitment to the Fresno community,” General Manager Joey Elliot said in a statement. “We’re creating a space that’s not only beautiful, but also functional, welcoming and full of energy.”
The upgrades build on recent changes such as refreshed interior paint and lighting, the opening of Explorer’s Edge children’s play area, and a redesigned Santa set for holiday visitors.
Construction is expected to continue through 2028, and officials said retailers and restaurants will remain open with minimal disruption as the center evolves “with its guests in mind.”
